For illustration only. DSCR here is rent divided by principal, interest, taxes, insurance and HOA dues on a 30-year loan. Lenders calculate it their own way and may use an appraiser's rent estimate. It doesn't include vacancy, repairs or management. The rate is an example you control, not an advertised rate or an offer to lend.

Many programs look for 1.0 or higher, meaning the rent covers the full payment. Some allow lower ratios with tradeoffs, like a larger down payment.

Do I need landlord experience?

Not always. Some DSCR programs work with first-time investors.

How much do I need to put down?

Investment loans generally require more down than loans for a home you'll live in. The exact amount depends on the program and your credit.
