Four ways to qualify

  • Tax returns

    If your returns show enough income, a conventional loan usually offers the best pricing.

  • Bank statements

    Qualify using 12 to 24 months of personal or business deposits instead of tax returns.

  • 1099 income

    Independent contractors can qualify using 1099 forms instead of full tax returns.

  • Profit and loss statement

    Some programs accept a profit and loss statement prepared by a CPA or tax preparer.

Bank statement, 1099 and profit and loss loans are non-QM loans. They usually come with higher rates and larger down payments than conventional loans, so I always compare every path first.

What I'll usually ask for

  • Proof of two years of self-employment (some programs allow less if you worked in the same field before)
  • A business license, CPA letter or other proof your business is active
  • Personal or business bank statements
  • Tax returns or 1099s, depending on the program
  • A photo ID

How long do I need to be self-employed?

Many programs look for two years of self-employment. Some allow less if you worked in the same field before going out on your own.

Personal or business bank statements?

Either can work. Business statements usually have an expense factor applied, so we'll check which gives you the stronger qualifying income.

Will my rate be higher?

Usually, yes. That's why I compare a bank statement loan with a full-documentation loan first, so you only pay for flexibility if you need it.
